New Jersey also publishes tables of valuation ratios (assessed to market values) for all municipalities at http://www.state.nj.us/treasury/taxation/lpt/lptvalue.shtml To find the true value (estimated market value) of property in New Jersey, divide the assessed value of the home by the ratio. For example:
If a home has an assessed value of $100,000 and if
the number in the column "Ave. Ratio Assessed to True Value" is
90.23,
then divide $100,000 by .9023. The "true value" or market value is
$110,828.
